JOB DESCRIPTION:

• To assist the Property Manager/Property Executive to carry out day-to-day preventive and corrective maintenance
• Service and maintain all facilities
• Clear minor chokages in sanitary system
• Service and maintain buildings and common area fixtures
• Carry out white-washing of walls and painting of common area floors
• Follow up with service providers for the service and maintenance of the fire protection installations, pumps etc
• Supervise and work, where applicable, with appointed contractors to reinstate building facilities
• Check and troubleshoot control circuits
• Patrol and check all M&E items at common areas
• Assist to install carparking signages/floor/road markings & temporary repairs to building leakages
• Ensure sufficient spare parts and accessories for technicians and contractors to perform day-to-day replacement of faulty parts
• Perform scheduled preventive maintenance on building plants, equipments and services that are not cover in the term contract.
• Trouble-shooting and rectify of equipments or components during emergency

JOB REQUIREMENTS:

• NTC 2/3, NITEC in Electrical/Mechanical/Electronics
• 1-2 years of experience for technicians and 5 years for Senior Technicians
• Out-going personality, possess the inquisitive mindset to explore and uncover technicalities to everyday problems
• Class 2/3 driving licence would be an added advantage
• Read & write simple English for effective execution of routine duties

JOB DESCRIPTION:

  • Plan and supervise the preventive and corrective maintenance
  • Inspect the various M&E facilities in the assigned property and report on any damages and to recommend possible action for rectification
  • Perform minor repairs and refer the job for sub-contractors action, if necessary
  • Liaise with and supervise contractors workers in the maintenance and servicing of M&E equipment and installations, and in all other areas of maintenance and servicing to ensure that the works is carried out to specifications
  • Attend to Users' requests
  • Maintain work tools and equipment
  • Comply with all safety procedures

JOB REQUIREMENTS:

  • Diploma in Building Services or Electrical or Mechanical Engineering
  • Those with FSM will be of advantage

  • Responsible for the performance of the site team and delivery of KPI
  • Provider leadership and manage a team in day-to-day operations
  • Represent the client for assigned meetings with vendors or external parties
  • Plan the preventive and corrective maintenance regime for the building
  • Budget, review and recommend yearly operating and capital expenditure

  • Diploma or Degree in Building/Estate Management or its equivalent
  • Minimum 5 years experience in building management of high rise commercial buildings

JOB DESCRIPTION:

  • Marketing of properties for sales and/or lease
  • Negotiate and put up recommendation of offers received for renewals/new leases/sales
  • Prospect, attend to enquiries, conduct viewings and secure tenants/buyers
  • Conduct canvassing calls and develop a network of clients
  • Prepare annual rental budget and forecast for properties assigned
  • Develop long term customer relationships and provide a high level of service to achieve new or repeated business
  • Conduct competitive market research
  • Manage and administer leases such as lease compliance, lease documentation, report generation, property tax matters and attending to tenancy matters etc.
  • Liaise with facilities management and/or tenants on handover/reinstatement of premises

JOB DESCRIPTION:

  • Work closely with the client to identify the client’s needs and expectations, to ensure that they are being translated into design and implementation on site
  • Prepare good design concepts, design proposals, material and finishes boards, develop design and construction drawings
  • Formulate timeframe and prepare budgetary estimate
  • Prepare tender drawings, specifications, documents for calling of tender, conduct tender interviews, evaluate submissions, negotiate, and make recommendation to client for the award of the contracts
  • Arrange and prepare agenda / minutes for meetings, compiling weekly reports etc
  • Responsible for planning and project execution – monitor and inspect the progress of the project to ensure that it is being implemented based on good quality, finishes and standards, and that project is on schedule, and within budget. Coordinate the works of different trades’ contractors and ensure that safety system is implemented on site
  • Monitor variations and verify progress payment claims
  • Coordinate with other consultants and contractors to ensure that the works are in compliance with authorities requirements, eg to obtain TOP, CSC, FSC etc, and all other permits required for the project
  • On completion of the project, scrutinize details and compile defects checklist for handover to Client, and prepare Finalization of Account, and all other necessary documents and certifications, to bring the project to a closure

 

JOB REQUIREMENTS:

  • Degree / Diploma in Project Management, Construction, Architecture, Interior Design, or equivalent
  • Min. 3 years of relevant experience in project management, design consultancy or construction.
  • Strong design capabilities, with a good eye for details
  • Good computer literacy eg, microsoft words, excel, powerpoint, photoshop etc, with good communication and good writing skills
  • Works independently, possess good interpersonal skills, proactive, resourceful, responsible, with a committed approach to the project goals and deliverables, a great team player with a positive attitude
  • Possess good knowledge of design and proficiency in autocad, 3D Max, computer rendering, with design & build construction background, would be an added advantage
